Powering net-zero hospitality

12 November, 2025

Lamington Group is a multi-award-winning, independent, family-owned real estate investment and development company in the UK committed to delivering whole-life net-zero buildings and setting new standards in sustainable hospitality and real estate development.

As a certified B Corporation (B Corp), Lamington Group holds itself – and its partners – to the highest standards of social and environmental performance. The group is selective about every supplier, collaborator and adviser it works with, ensuring shared values and accountability at every stage.

So, fellow B Corp Freeths was a natural partner to help them secure a £41.75 million Green Development and Investment Loan to fund the construction of a pioneering net-zero carbon ‘hometel’ and to power the group’s expanding pipeline of whole-life net-zero developments across the UK.

Building for tomorrow

Located at 23 Piccadilly with 116 rooms situated over 7 floors, room2 York marks Lamington Group’s first venture in the north of England – an important milestone in its mission to open 5,000 net-zero keys by 2030.

Every element of the development has been considered with the environment in mind, from reclaimed materials and solar panels to CO₂-controlled ventilation, reflecting Lamington’s commitment to long-term sustainability.

Legal expertise for impact

Freeths’ real estate and sustainable development teams provided comprehensive legal counsel, aligning the project’s funding structure with Lamington Group’s environmental, social and governance goals.

The partnership showcases how expert legal guidance can help forward-thinking businesses unlock green finance, accelerate innovation and deliver developments that truly make a difference.

“As a fellow B Corp, it gave us great pride to support Lamington Group in delivering a project that reflects our shared values of sustainability, innovation and social responsibility. room2 York is a brilliant example of how the hospitality sector can lead the way in creating spaces that are not only commercially successful, but also environmentally conscious and community focused.”
